What is a Home Information Pack (HIP)?

We are Licensed Home Inspectors. We provide Home Condition Reports and Energy Performance Certificates.
From August 2007, anyone buying or selling a home will need to know about Home Information Packs. Sellers will need to have a Pack before putting their home on the market and buyers will find information about the property they wish to buy in the Pack.
The idea behind the Home Information Pack was to speed up the selling and buying process and reduce abortive costs. It’s yet to be proved that they are of any real benefit.
A Home Information Pack should contain:
- Evidence of Title
- Sale Statement
- List of Home Contents (items included in the sale - carpets, curtains etc)
- An Energy Performance Certificate indicating how energy efficient the property is
- Optional documents, such as the Home Condition Report
A property can be advertised with an incomplete HIP as long as any missing documents are to be available within 28 days of the property going on the market. The seller must be able to demonstrate the missing documents have been requested from appropriate sources.
